During the lifetime of your mortgage you may decide you wish to remortgage your property. This may mean agreeing a new product with your current lender, or moving your mortgage to another lender. At Coffin Mew we can assist you with the legal process.
In most circumstances your new lender will instruct Coffin Mew to act on their behalf as well as yours. They will send your lawyer a copy of your new mortgage offer together with details of their requirements.
Your lawyer will provide you with a report detailing the important aspects of your new mortgage offer and arrange for you to sign the necessary paperwork.
Your lender will require your lawyer to ensure the property has a “good and marketable title”. This will involve your lawyer checking the deeds to your property and carrying out property searches. If your lawyer has any queries relating to the property they will raise these with you.
Once your lawyer has satisfied themselves and complied with your new lender’s requirements, they will request the mortgage funds from your new lender and repay your existing mortgage. If there are any surplus funds these will be sent to you in accordance with your instructions.
