Conor Geoghegan

Senior Associate Solicitor - Commercial Property

What's your role?

I provide my clients with commercial real estate advice meeting their requirements and timeframes in an effort to make their transactions as efficient as possible. I look to establish with them a way of dealing with a transaction that means they can know what to expect and when to expect it in any future transactions to assist them with their business planning.

My experience is very wide ranging, and my specialisms include, acquisition and disposal of sites ( both developed and for development ), landlord and tenant ( in particular office space in large commercial centres ), property finance ( both for Banks and borrowers ), rural estate work.

I have a great deal of experience of a number of different types of transaction and therefore can identify areas that might pose problems that the client may not have appreciated going into the transaction, or that might potentially be of benefit in ways that my client may not have considered.

Having dealt with many properties through from acquisition to disposal I can advise my clients of matters on acquisition which will make the disposal process easier.

I can also advise my clients before committing to a transaction or a property of matters to consider which can save time and money for them if they identify issues which make the transaction or property not a viable investment.

Your experience

My experience is varied in the nature of the work I have done and the clients that I have undertaken the work for.

Having started at a major City firm and having practiced in the City for 11 years I have dealt with large portfolio transactions, management and acquisitions and disposals for PLCs and institutional investors as well as acting for major financial institutions on property financing. I have also acted for high net worth individuals with London property portfolios, and provided property support on mergers acquisitions and flotations.

Having relocated to Surrey and Hampshire offices over the course of the following 11 years I have continued to act on City based projects for long term clients, acquisitions and disposals for major institutional investors, but have also acted for SMEs and private individuals as well as Housing Associations and rural estates in a wide variety of transactions encompassing landlord and tenant, property financing, portfolio financing, corporate support, and business sales and purchases with large property elements, and development work both for larger clients and smaller developers in Surrey, Hampshire, West Berkshire and Buckinghamshire as well as serving client needs in other areas of the United Kingdom.

Throughout this period I have also liaised with legal teams and clients from other jurisdictions and have guided them through the particular requirements of property transactions in England and Wales.
